Step into this well-maintained, light-filled and cheery home! Stylish and comfortable furnishings and many extra amenities will make your stay a dream. Fully equipped kitchen, updated bathrooms (2) and (3) queen size beds in all 3 bedrooms, relaxing outdoor and lounge area and a full laundry facility. It is everything you need. We also have a dedicated workspace if you're in town for business.You'll surely want to return to this beauty!

3 bedroom 2 bathroom home on quaint street. You'll love this spacious open concept kitchen / living room. Back yard with fireplace and grill to hang out after a day of exploring.
Great for visiting families, groups, or someone who is just arriving in KC: close to all major highways - and middle of the metro area, great for getting settled.
*Pls note that our fireplace inside the house is currently non-functional, so pls we ask you not attempt to use it.

The Neighborhood:
Located in Nall Hills neighborhood boasts tree lined streets and unique homes. Guests may enjoy a walk and will find friendly neighbors, kids playing, and folks enjoying front porches. Its proximity to downtown and other local amenities makes it the ideal location from from which you can enjoy metro Kansas City/ Overland Park and the surrounding areas (without the hustle and bustle of the city) whether you're in town for business or pleasure.
Getting Around:
The neighborhood is walkable. Most other areas require a short drive. Uber/Lyft is also very accessible.Easy to get to major roads and highways for day trips, etc. Our home is only minutes away from local attractions.
Other Things to Note:
House Rules. No Smoking Inside, No Parties. Be kind to the neighbors. If you break the no party rule, you will be asked to leave and forfeit your rent.
Refunds For Trip-Related Issues. From time to time, things happen! And when they do, we want the opportunity to fix them immediately, so you can continue enjoying your stay. And if we can’t fix them, we want to make sure you are protected. However, in order to receive any refunds for trip-related issues that are within our control, we need to know about them when they happen. This is important if you ever have noise complaints, or something keeping you up at night in one of our properties - we want to know, and fix it right then! This gives us the opportunity to make things better, and prohibits the very few bad apples from trying to get their trip for free. (It happens.) We want you to be happy and the entire trip to be stress free and smooth. And we will responsively and promptly take care of any issues you may have.
Lost and Found Policy. Did you leave something valuable behind? We want to help! We have contracted with our cleaning services to contact the guest, and return anything that may be of value. The charge for returning lost items (that fit in a standard envelope) is $30. We DO NOT keep, and will not return left over food, alcohol, or anything that is disposable. Always do a full property sweep before you check out at 11:00 a.m.
Excessively Soiled Linens. We hope you treat our home like its yours, and wouldn’t do anything to our linens, towels, kitchen towels, etc that you wouldn’t do at your home. We provide paper towels and make-up remover to avoid excessive stains on towels. And if there is an accident with the sheets, it costs us extra to deep clean stains, or deal with urine, etc. If you are the one who created the problem, you will be asked to pay for the cleaning.
Early Check Ins / Late Check Outs. Please contact us if we you ever need early check in or check out. Due to our cleaning companies schedule, we sometimes cannot accommodate this--however, please reach out to us and we will try to work with you regarding this matter.
Interaction with Guests:
You are welcome to contact us with questions through the Airbnb app should anything come up during your stay— we are not far away.. but we do not interact directly with guests unless it’s necessary. We make sure you feel like you're in your home-away-from-home, free of intrusion.
